How Does the Process Work?

Once you tell us that you want more information on a Trust Deed listed on our website, we will send you a loan package consisting of:

• Investment Analysis Sheet
• Loan Application
• Credit Report
• Preliminary Title Report
• Appraisal
• Any other relevant documents

When you give us the green light and tell us you want to go ahead and take that Trust Deed, we will need your vesting information and the mailing address where the interest checks will be sent. 

After the borrowers signs the loan docs, you will receive the following for your review and funding.

• Original Promissory Note
• Assignment of the Note
• Certified copy of recorded Deed of Trust
• Certified copy of recorded Assignment of Deed of Trust
• Fire Insurance Loss Payee
• Certified copy of Request for Notice of Delinquency, if applicable
• Purchaser/Lender Disclosure Form
• Servicing Agreement, if applicable
• Copy of escrow instructions

At this point you fund the loan either by wiring the money or by mailing a cashier check or taking it to the title company.

You can also go to the Trust Deeds Available and see the Trust Deeds that are available. Every Trust Deed on that page is available. The minute it sells, we take it off.

Fill out our Private Investor form so we can email you the minute a new Trust Deed becomes available. As you can see we do not post the property number on the internet but the one page email investment sheet will have that number so you can immediately check the property out. .
